      Absolutely enraged by the disgusting attitude brought a flat of them in 2007 had nothing but little surprises due to poor quality workmanship ever since, plinth heater blew up and caught light first time I turned it on because they had sweeped building rubble under their poor quality sub standard kitchen that has done nothing but fall apart since it was fitted. Latest escapade the leak under the bath that has been their for the last 7 years which they said they had fixed apparently I am told it is down to wear and tear and the house holders responsibility. Although I found that bath legs had not been adjusted and where not touching the floor fitting kits had not been used to get to the bath I had to remove the bath screen which meant retiling because it had been glued to the wall tiles instead of fitting Absolute cowboys crack are appearing everywhere in the building including the external brick work and the NHBC warrant they give you is worthless wouldn't wish them on my worst enemy. Quality is rubbish don't buy

      Barratt quoted a service charge ESTIMATE of £1200 to £1300 in their sales brochure when they knew they would ACTUALLY be charging £2300.79!!I took them to the Consumer Code for Homebuilders and got compensation.Go to the following page for the full adjudication www.honeybadgerblog.co.uk

      Hi All, thought I would add our experiences of Barratts, we Bought our new build home in 2010, it was great fun watching it go up from week to week .. couldnt wait to move in. We moved in with the help of a part exchange, watch the usual con trick here. they reduced the price of ours by stating the roof needed some work and they needed an insurance policy as our property was part of the parish, and they can (back in 1901 charge a levy according to the deeds) we dutifully paid as we just wanted to move and the extras we got from barratts seemd to cancel this out. Although on speaking to the people who bought our old house Barratts had done no work to the roof. We moved in and everything was great ...... for a few days! I woke up one morning to the dog going nuts!! workmen from Barratts had just let themselves into our garden and were digging it up to get to the sewer which runs under our house I know the may need to do this but we should have been advised. Next came the shock of our first water bill ... £10000! almost in tears we rang the water company who couldnt beleive it either, we checked the meter outside the house which was spinning in a blur, between them united utilities and Barratts couldnt decide where the fault lay, and took 10 days to decide all the time 4 gallon a minute was going somewhere!! eventually United utilities slapped an order on barratts (as we were mid drought) to rectify it, turns out one of their contractors used a digget to dig a hole to lay a cable and didnt see he had pulled the water pipe. All fixed and assured the water had just re-entered the water table. We then had the bill which because of a wrangle between untited utilities and barratts stayed on our account for a couple of months. we then came to snagging, lots of minor stuff, nail pops and uneven doors. everything settled down until recently when our CO detector went off, Barratts said the couldnt get anyone out quickly and to call Heat Team their contractor that we use for yearly maintenance, they could not come out until the following day (despite me saying we have a 6 month old baby ) To make sure it was safe I called a friend of mine who is a gas safe engineer, he said there was no CO, but he did notice there should be a Bypass valve and to mention it to Heat team. When heat team turned up they agreed the installation required a Bypass valve and it was indeed missing, they advised us to call Barratts. My wife called them over the course of the week where the customer services manager Peter Griffiths, said he would get their plumber out to check up on it, Having not heard or seen anything from their plumber in a week, I wrote to Peter and his reply was simply, Our Plumber is of the opinion it doesnt need one!!!! Hold on your plumber hasnt been out and 2 Gas safe Engineers and the manual all say it does .... this saga is ongoing.

      Houses not worth the money at Gamekeepers Wynd in South Lanarkshire. "Snagging" list getting bigger/not smaller.They seem to "attack" problems in "fits and starts".Would be less problems if they employed decent tradesmen.Barratts onto Phase 3 in development.Workers now park anywhere and everywhere in estate.They arrive in cars before 7 in the morning with radios blaring.They are allowed to block roads with their cars without consideration for residents---sorry mugs!--- who bought houses: in effect paying for workers wages!! Roll on July 2013 when all work due to be completed.Probably deadline will be extended as "cowboys" wont reach targets.I've been waiting a year for repair work to be done.Take my advice---do not buy a house/flat here!!

      We bought a 2 bedroom flat in 2008. The first shower I had flooded the floor as the shower had not been plumbed in. 2 months later, a river of rain water began pouring in above a window causing part of the ceiling to collapse. Other issues included badly painted walls, squint bath taps & tiling, missing grout, a phone socket not working, gaps in woodwork frames, debris under the carpets. They tell you they will repair anything for the first 2 years, well it took 2 years before they eventually did the majority of the work, telling us they would do it as a 'gesture of goodwill'! Er, no. It's actually in your contract. 4 years later, the shower cubicle has almost fallen to bits & we have 1 window jammed shut & another that is so draughty it may as well be open. Oh & buy the way, don't expect your walls to have actual paint on them, it turns out that they are only 'pre-painted'. £200k for a flat & they don't even use proper paint. I doubt they could construct a Wendy house. As for their customer complaints department directing the workmen to carry out repairs... They would struggle to direct traffic down a one way street.

      Do not under any circumstances buy a house from barrett, if I could rate them less than a 1 I would!

      Moved in 5 years ago to the Kings Park development in Hull. Where to start, initialaly we were told we would be eligable for a first time buyer scheme which they had a giant billboard outside the sales office (they would pay 5% of the deposit), however when we turned up to sign the contract we were told they don't do it anymore (we are talking about a week later) as you can imagine finding out we needed an extra £8000 wasn't a great start. My wife had her heart set on the place so we went for it anyway and just chalked it up to bad luck. The luck continued as the date for completion moved by 6 months and then again less than a week before we were due to move in they said it would be another month. This same bad luck has led us to ill fitting flooring (you can clearly see gaps, in some cases 2 cm away from the skirting board) and the flooring which was VERY expensive was covered in scratches before we even moved in, a boiler which has broken twice, an oven 3 times, walls which are not straight or level, doors which do not fit, loose and cracked floor and wall tiles , a patio door which wasn't fitted correctly and the lock has broken twice as a consequence, lighting which buzzes, problems with the showers leaking, problems with toilets not flushing, ill fitting wardrobes the list just goes on and on! Even the garden was basically a skip contents covered with turf. I would NEVER buy another house from barrett, they are virtually impossible to get things fixed because once they have your money they don't seem interested. The last few times I bother to try to contact them they just ignored me completely. It's great to be stuck with a money pit, which has cost thousands to get fixed at the same time as its lost about £50,000 off its value.

      I have been in my townhouse now for 5 years and I am still batteling with Barratts to fix problems with the house. I have had leaks almost in every room, the staircase is wobbly and the ensuite shower tray and the shower wall are shakey causing more water damage. I have gone through customer service time and time again, they send out joiners who do a quick fix to hide the problem rather than doing the job right. Finally I am having the whole shower wripped out as they have finally admitted that the shower ensuite was fitted very poorly. I am told by customer service that only two of the original work force who worked on the site where I live remain, I think that speaks volumes. Every house in my street have had similar problems, I would not recommed barratts to anyone.

      Its over 12 months since we moved into our Barratts home near the Kings Point site and have been shocked by the workmanship. Its poor. We have experienced water leaks, warped doors, delaminated worktops and still have problems with the first floor creaking and "bouncing". It takes an age for the site team to react and even then the repairs are botched. We certainly will not be buying another Barratt House.

      I still hope Barrat Homes will fix the problem asap to save their reputation.

      I have just been handed over a new flat at Maple Quays London from Barrat Homes. Today, and just two weeks after receiving the flat and before I move in, there now is a serious water leakage problem - with waste water overflowing out of the drainage in the bathroom, and zipping through the floor to the concierge one floor below. I called Barrat Homes sales office (which is the sole contact I have with Barrat Homes so far) and the only reply I received was that I should speak with their customer care department. The sales office lady showed no concern at all and not even bothered to give me the customer care office contact number/email. So please think twice before you decide to purchase a house/flat from Barrat Homes. I hope this is not the start of my nightmare with Barrat Homes, and that Barrat Homes will live up to the reputation they have tried to build over the years. Felix Law

      I have recently bought a Barratt townhouse on the Riverside Crescent development in Blaydon. Most of the property has been fine but I have a big issue with the temperature of the ground floor. I think the radiators are way too small. I have followed the customer service process and the complaints process that Barratts offer only to be told that the radiators match the design.My advice would be to stay well clear of Barratts for a townhouse unless you want to pay to upgrade the heating system yourself!

      dont buy a barratts house

      We bought our windermere 4 bed house 2010 straight away we felt there was a problem with the upstairs floor , the joist were set too high at one end so where the joist met in the middle it was like a v shape, also joist set too far apart , joist missing , TG flooring swollen damp from 22 mm to 27,29mm , and bouncing, also the floors upstairs creek and crack badly, all metel lateral ties missing, they hold the brick walls to the joist, lounge walls not vertical, bad workmanship, very dissapointed , 2 years on we still have creeking and cracking when some one is upstairs the downstairs lights shake . we were very lucky in getting hold of a floor plan of upstairs, if we didnt have that we would not have been able to fight our corner, also on the plan there are 2 walls that should be supported with noggins in line with building regs however these are not on the construction plans dated 2006 to the present date, so every windermere since 2010 does not comply with building regs,

      Don't buy from Barratts

      My daughter bought a Barrat ground floor apartment 2 years ago. There have been a few small problems since moving in but 2 MASSIVE ones. There was severe damp, which we kept being told was condensation, until an inspector ( EVENTUALLY) came out and all the furniture, clothes, beds, carpets had to be disposed of. My daughter who was pregnant at the time and her partner were sleeping in the lounge for weeks. Once again, EVENTUALLY they were reimbursed for the furniture and a new carpet was laid and the walls damp treated and painted and we were told the problem has been resolved. This weekend the damp is back....now they have a five week old baby, damp mouldy carpets, damp clothes and water running off the waslls and windows!!!!!!!!! There are a number of properties on the same development with the same problem, one couple have ahd to be moved into temporary accomadation for whayt could be up to six months! What do we do??? The property would not be able to be sold, they have had nothing but problems through no fault of their own. I suspect it will end up in a legal wrangle with Barratts but I will take up the challenge for the little person. My advice.......don't buy from them!!!!!!

      be carfull of buying new built home, especially from Barratt, check more reviews and take your time.

      I was happy to buy my first home, which was unfortunately from Barratt. They checked the house before we moved. we told them few things after we moved in which was done. the gate was placed in the wrong direction by the neighbor parking space and they refused to do it, which wasn't in the planning map. the house started to have lots of cracks in the walls and by the windows, which was huge ones. most of the plasters covering wall screws came out, exposing the screw heads. 1 year after receiving the house, all taps were unable to lock properly , wasting lots of water, were i have to replace the rubber inside. 18 months after, the sink leaked water to the underneath the counter damaging the wood. 2 years after we decided to install a phone line, we did, but the main phone socket was faulty. I did call Barratt to let them know, but they refused to do it, so I did it myself. the main bedroom in the 2nd floor always cold, I found out that there is a big whole behind the radiator where the pips come out, with high volume cold air comes into the room that caused loss of heat. overall, we are not happy with Barratt , there homes are not worth the money payed for. they mislead people and government doing nothing about it as far as they getting their taxes paid.

      got to agree with the previous review. we also own a windermere on the same site and with creaking upper floors. apparently the floor joists have been incorrectly spaced, wedges omitted and generally not installed to the manufacturers recommendations.

      I'd personally steer clear unless you have to buy from them with no other options

      If you are going to buy a barrett house, think twice and check everything first. What looks pretty on the outside is more often than not ugly underneath. Things to check which could cost a lot later on; Radiators - check the water. Does it have brown / black discolouring? All 46 houses in our close had bad central heating fitted. The pipes were not given a hot / cold flush before inhibitors were added and there was corrosion in the pipes from the start. Barrett did not want to address this even with the threat of court. This also broke our shower unit because the solenoid filter became clogged and corroded. Replaced at our cost Doors - do they close properly and stay closed? Vinyl flooring - is it attached? Outside lights - do they work? Bath - is the overflow attached?? We've had our house 3 years and my pregnant wife was making normal baths reach the overflow and then we suddenly found water damage on the kitchen ceiling. Taking the side panel off the bath showed that the overflow pipe was never attached! Kitchen - when we fitted new flooring in our kitchen we took the cupboard trimmings out we found a 2.5 year old pint of milk and a rotten sandwich Of course, when you take up issues like electrical wiring and plumbing, barrett will 'assure' you that all contractors used are of a high standard and all plumbing and electrical work is certified. They will tell you this until blue in the face, despite it being incorrect. How can any corgi registered builder sign off a heating system that hasn't been flushed? Cowboys. End of story.
